Welcome to Wellness Way!
Wellness Way is a 16,000-acre, master-planned area in southeastern Lake County, Florida. This area is unique in that it is the result of many years of intense planning by Lake County, the City of Clermont, the State of Florida and landowners who agreed that pre-planning for employment and housing was preferable to inconsistent, piecemeal development.
Wellness Way seeks to provide Lake County residents with economic opportunities, a robust road network and quality homes while setting aside open spaces for vegetation, wildlife and amenities promoting healthy living.
Wellness Way is drawing praise for attracting projects, such as Olympus and Panther Run, that are setting new, high standards for design, innovation and people-centric planning.
All of this is just minutes from the world’s most popular theme parks, downtown Orlando, major universities and Orlando International Airport.

How Will Wellness Way
Support the Local Economy?
Wellness Way's focus on jobs and open spaces is guaranteed by more than 8 million square feet set aside for non-residential development. Lake County officials and organizations such as LEAD are actively working to attract major employers that align with Wellness Way’s mission, including healthcare, research, sports medicine, health science, high tech, performance training, retail and hospitality.
Many of the jobs these employers will bring will reduce the need for residents to commute outside Lake County for work.
More About Trails
Wellness Way Trails will be part of Lake County’s vast parks, trails and waterways system, which includes over 300 miles of nature trails. New Wellness Way Trails planned:
Lake Ridge: Along U.S. 27 in front of Crestavista.
South Hancock Trail: Hartwood Marsh Rd to Schofield Rd.
Wellness Way Trail: U.S. 27 to the county line.

PLANNED TO BE EXTRAORDINARY
Multi-Use L Districts: Located at the interchange of SR 516 and CR 455 for access to the region, the Multi-Use Districts create centers of economic activity through required non-residential office, industrial, retail, and hospitality uses, as well as housing such as apartments and townhomes.
US-27 Districts: Less dense than Multi-Use L Districts, they are located along US-27 and provide substantial non-residential uses that create economic activity for Lake County residents.
Neighborhood Districts: Less dense than US-27 Districts, they are primarily residential neighborhoods with open spaces and access to multi-use trails that also provide non-residential uses close to Multi-Use L and US-27 Districts as well as CFX’s new expressway connection, SR 516.
Conservation Subdivision: The least dense of the Districts, it emphasizes a balance between carefully designed residential neighborhoods that support the ecological value of the wetlands, uplands, and wildlife corridor that characterize it.

What Makes Wellness Way Different?
The Wellness Way Comprehensive Growth Plan began as a concept in the early 2000s and took a decade to design before being formally adopted nearly a decade ago. Wellness Way’s guiding principle is thoughtful planning based on its stakeholders’ needs.
This “smart growth” means more than simply adding more houses. To the contrary, residential densities have been capped (maximized and not to be exceeded) and job-creating use classifications such as office, medical, and industrial have been carefully planned with minimum (not maximum) required densities to encourage economic growth for all of Lake County’s residents. Additionally, civic, retail, and other uses are permitted in Wellness Way to serve residents.
Finally, the road network within Wellness Way was studied with build-out in mind and carefully planned to serve the traffic needs that the development will create. Framework roads such as Wellness Way, Schofield Road, and CR 455 will be constructed in advance of most other developments to accommodate growth along Wellness Way. Existing residents will benefit, too. For example, CR 455, Hancock Road extension, and Wellness Way will connect existing neighborhoods to the north and south to Toll Roads 516 and 429.

Wellness Way’s First Neighborhood Center
Panther Run
Wellness Way's first Neighborhood Center will be located between Schofield Road and Lakeside Vista Boulevard. The center will be approximately 30 acres and will include more than 30,000 square feet of office, retail, and civic space.
Panther Run is a breathtaking 2,300-acre, master-planned community and the largest development in Wellness Way. It provides infrastructure that sets the stage for a quality future within the Wellness Way corridor by ensuring a balance of low-density neighborhoods close to parks, employment centers estimated to attract more than 3,200 jobs, more than 2 miles of connecting roadways and open spaces set aside for wellness and habitat protection.
Planned to be extraordinary, Panther Run will include:
8 miles of neighborhood trails and 3 miles of nature trails.
Land set aside for a new high school and public safety complex.
A Wildlife Corridor to allow wildlife to migrate naturally between north and south Florida.
